IICRC Restoration Standards & Psychrometric Drying Science
At Crawl Space Recovery, our restoration protocols are built on rigorous building science and strict adherence to the standards established by the Institute of Inspection, Cleaning and Restoration Certification (IICRC): ANSI/IICRC S500 and ANSI/IICRC S520.
When standing water invades a crawl space, proper mitigation requires applying psychrometric science (the physics of air, temperature, vapor pressure, and moisture content) to dry framing timber back to its Equilibrium Moisture Content (EMC).
The 3 Water Contamination Categories (IICRC S500)
The source and contamination level dictate the required safety precautions, extraction machinery, and sanitization protocols:
Category 1: Clean Water
Origin: Broken pressurized supply lines, failed water heater tanks, clean sink overflows.
Time Sensitivity: Must be extracted within 24 to 48 hours. If left untreated, degrades into Category 2 gray water upon contacting soil and organic dust.
Category 2: Gray Water
Origin: Sump pump failures containing organic sediment, washing machine discharge, groundwater seepage through foundation walls.
Protocol: Requires high-volume extraction, removal of saturated insulation, and EPA-registered biocide application.
Category 3: Black Water
Origin: Municipal sewer backflow, toilet backups, river runoff, and standing water left unmitigated over 48 to 72 hours.
Protocol: Full OSHA personal protective equipment (PPE), negative air containment, sludge extraction, and hospital-grade decontamination.
Psychrometric Drying Principles: Restoring Structural Lumber
Pumping out standing water is only the initial step. Restoring wet wood requires creating an environmental condition where moisture evaporates from the wood faster than it can be re-absorbed.

Specific Humidity (GPP): We measure Grains Per Pound (GPP), the actual weight of water vapor in dry air (7,000 grains = 1 lb water), driving progressive grain depression.

Wood Moisture Target (< 16% WME): Structural wood is dried until deep-wall pin probes verify moisture content has dropped below 16% WME, rendering fungi completely dormant.
